Nightly rate matters less than the combination of rate and occupancy. SoBro carries the highest ceiling in the city, but its weeknight demand collapses when no convention is in town, so the operating job there is filling midweek without dropping the floor. Germantown and West End sit lower on rate and hold a steadier week, which produces a flatter, more predictable year.
Permit type is the real constraint. Metro Nashville issues Type 1 permits for owner-occupied properties and Type 2 for non-owner-occupied, and Type 2 eligibility follows the zoning on your specific parcel.
